My name is Jamie. I own three units at Intima Resort in Tulum. I stay in one of them about three months a year and I rent all three the rest of the time.

I'm selling B303.

Not because there's anything wrong with it — I'll tell you exactly what you should check, and I'll hand you the documents to check it with. I'm selling because I own three and I don't need three, and because I'd rather hand someone a genuinely good deal now than sit on it for two more years waiting for a market to turn. So I priced it at what it takes to actually sell, and I'm financing half of it myself.

That's the whole story. There's no catch underneath it.

First, the honest part about where you're standing

If you've been thinking about a winter place where clothing is optional, you already know the shape of the problem. Every real option is in Florida. A manufactured home in a nudist park in Pasco County runs around two hundred thousand dollars. A condo at Caliente is two fifty and up. You get a shared pool, a fence, hurricane insurance, and a lot rent that goes up every year.

Outside Florida there's essentially nothing. There is no naturist real-estate portal in Mexico. There's no listing service. There are maybe a handful of clothing-optional properties on this continent a private person can actually buy, and almost none of them are under six figures.

So you rent. Every year. And every year you do the arithmetic on what you've spent on somebody else's place.

Here's what ninety-seven thousand dollars buys instead

B303 is a top-floor penthouse. Ten-foot ceilings, facing west. FILL: ___ sq ft inside, and six hundred square feet of private deck and rooftop that belongs to you alone.

On that roof: your own plunge pool and your own heated saltwater jacuzzi. Not shared. Yours. You walk up, you take everything off, and there is nobody above you — because there is no above you.

The building is seven years old, finished and occupied — which in Tulum in 2026 is worth saying out loud.

About the beach — I'm going to be straight with you

The beach is seven minutes away by ATV. It's beautiful when it's clean, and this year, like most of the Caribbean, it has had a lot of sargassum. Anyone selling you a Tulum beachfront condo right now is selling you that problem.

The part that matters

You're not buying a beach. You're buying a rooftop.

Your pool and your jacuzzi are on your own deck, thirty feet in the air, and they are clean every single day regardless of what's washing up two miles away. The beach is a bonus when it's good and completely irrelevant to your day when it isn't. That's a real advantage over every beachfront listing in this town, and it isn't going to change.

Now the part that makes it possible: I'll finance half of it

Here's something most people don't find out until they've wasted three months on it. No bank will write a mortgage on a hundred-thousand-dollar condo in Mexico. Not a Mexican bank, not a cross-border lender, not anybody. Every program I've seen starts at a hundred and sixty-two thousand and most want two-fifty. Below that, the entire market is cash.

Which is why almost nothing sells down here right now, and why I'm doing this instead:

The terms

$48,500 down. The balance over 24 months. FILL: 0% / __% fixed. No bank, no loan application, no credit check, no appraisal, no underwriter.

It's secured properly, through Banorte as trustee — a fideicomiso de garantía, the standard instrument for this, and it protects both of us. Your notario and your lawyer will recognize it immediately.

I'm not doing this to be generous. I'm doing it because it's the only way a sensible buyer at this price point exists at all, and because I'd rather be paid over two years by someone who wants the place than sit here for two years with nobody.

It already earns money, and I'll keep running it for you

B303 rents. Last year it produced FILL: $__,___ gross — and that was with me living in it for three months, so the unit was off the market for a quarter of the year. Full-time availability does better.

I manage the short-term rentals for my other two units in this complex. If you want, I'll keep managing yours, at FILL: __%, on exactly the same terms as my own. Same person, same systems, no handover, no gap. You don't have to find a property manager in a foreign country you've been to twice. You don't have to do anything at all.

Or take it off the rental program entirely and just use it. It's yours.

What you actually own, and how to verify it

You should be suspicious. Tulum has earned it — there are more than seventy undelivered developments in this town and people have lost real money. Here's what I'll put in your hands before you send a peso:

  • The escritura pública with its Public Registry inscription data, so your lawyer can trace the title chain back to origin and confirm it never touched ejido land.
  • The fideicomiso deed and the SRE permit — the bank trust that is how foreigners hold coastal property in Mexico. Entirely normal, and assignable to you. Mine is held at Banorte, which is not one of the banks caught up in the 2025 trust mess. A lot of Riviera Maya closings are stuck on that right now. This one isn't.
  • A current certificado de libertad de gravamen — proof of no liens.
  • No-adeudo certificates for property tax, water, electricity and HOA. Nothing owed, in writing.
  • The condominium deed, the reglamento, and your indiviso percentage.
  • My rental records, so you can verify the income yourself rather than believing a number in an advertisement.

Use your own notario. Use your own attorney. Run the building through the state's development registry yourself. I want you to check — a buyer who checked is a buyer who closes.

Come see it. If you buy it, the trip is free.

Nobody should buy a clothing-optional condo in a foreign country from photographs, and I wouldn't want you to.

Three nights on me if you buy

Book three nights or more at Intima. If you buy B303 within sixty days of checking out, every dollar you paid for the stay comes off the purchase price.

Stay in the building. Swim in the pool. Meet the people. Find out in three days whether this is your life or whether it isn't. If it isn't, you had a good trip in Tulum and you owe me nothing.

Why now, and not next spring

Two honest reasons, and neither is a countdown timer.

The first: the financing terms above are for the first buyer who takes them. Once B303 is under contract they're gone, because there's only one B303.

The second: eight international routes come back into Tulum airport for the winter season, and then a lot of them go away again. If you want to walk the unit, the window when it's easy to get here is roughly November through March. After that you're connecting through Cancún and driving ninety minutes.

P.S. Run the comparison before you do anything else. A manufactured home in a Florida nudist park is around two hundred thousand dollars and you'll share the pool with the park. This is ninety-seven, furnished, in Mexico, with a private pool and a heated jacuzzi on a rooftop deck that belongs to no one but you — and I'll carry half the price for two years. I don't think that comparison exists anywhere else right now.
